Home Information Packs
From £199 inc VAT freeholds, regional variations may apply.
From £219 inc VAT leaseholds, regional variations may apply.
All properties marketed for sale in England and Wales need a Home Information Pack (HIP).
You cannot market your property without one. The HIP will include the property's title documents, a questionnaire which you (the seller) have to complete and local and drainage searches. The HIP must contain an Energy Performance Certificate (EPC). If the property is leasehold, a copy of your lease.
Because you cannot market your property without a HIP then you will want to obtain one quickly and without fuss. We can provide a HIP from £199 inc vat (from £219 inc vat for leasehold properties) and we will also fix our conveyancing charges at the same time on sales and purchases up to £300,000. Terms and Conditions of our HIP offer
All areas welcome but our price will be subject to search fee variations.
The offer is conditional on Turners Solicitors LLP carrying out the conveyancing on your sale..
A £50 plus VAT booking fee is payable at the same time as the HIP fee to secure the limited period conveyancing offer (see below for terms) for a full 12 months from the payment date. This is deducted from your final bill if completion takes place within the 12 month booking period. If you want to book the same price for your purchase you may do so on payment of another booking fee on the same terms.
If you do not want us to deal with your sale you must still pay the booking fee of £50 plus vat.
If you do not take up the fixed price conveyancing offer a freehold HIP will cost you from £249 plus vat or from £269 plus vat leasehold.

Terms and Conditions of our fixed price conveyancing offer
for sales and purchases up to £300,000.00* freehold or leasehold
on purchases of new flats and shared equity purchases we will make a surcharge of £100 plus VAT because of the extra work these transactions involve.
What’s included?:
legal fees for your conveyancing, and
legal fees in acting for the bank or building society giving you a loan
completing your Land Registry application form and registering your application.
What’s not included:
On sales:
redemption or other charges imposed by your mortgagee
estate agents or managing agents fees
all charges for transferring money
obtaining documents from Land Registry or mortgagees
legal fees in fixing title problems or arranging insurance.
On purchases:
Stamp Duty or any other taxes
conveyancing searches or those required by your mortgagee
Land Registry fees
charges imposed by your mortgagee
managing agents fees
all charges for transferring money
Filling in your Stamp Duty Land Tax (“Stamp Duty”) return form ready for you to check and sign and legal fees for preparing any trust documentation
legal fees in relation to problem or defective titles
any legal indemnity insurance policy costs
